What to clean before photography, open homes and settlement, in the order that actually affects how your property presents to buyers.

Work backwards from the photography date

Photos are taken once and then carry the campaign for weeks. Everything visible in a wide-angle frame matters more than anything hidden in a cupboard, so schedule the deep clean two to three days before the shoot, not the day of it.

  • Two weeks out: declutter and remove excess furniture and personal items
  • One week out: repairs, touch-up paint, garden tidy and window cleaning
  • Two to three days out: full deep clean inside
  • Morning of the shoot: quick reset, surfaces cleared, bins hidden

Clear surfaces before you clean them

Buyers read clutter as lack of space. Emptying benchtops, bathroom vanities and hallway floors does more for the photos than any single cleaning task, and it makes the clean itself far faster.

  • Kitchen benches down to one or two styled items
  • Bathroom vanities cleared entirely, toiletries stored out of sight
  • Fridge doors stripped of magnets, notes and photos
  • Wardrobes half-emptied so storage looks generous

Clean what the camera exaggerates

Wide lenses and natural light pick up marks the eye skims past. Glass, floors and reflective surfaces are the first things to look wrong in a listing image.

  • Windows inside and out, plus tracks, sills and flyscreens
  • Mirrors, splashbacks, shower glass and stainless appliances polished
  • Floors steam-cleaned or polished, carpets professionally cleaned
  • Cobwebs removed from cornices, eaves and outdoor light fittings
  • Marks lifted from walls, doorframes and skirting boards

Do not skip the exterior, it is the first photo buyers see

The facade image is what stops a buyer scrolling. Across Melbourne's bayside and Peninsula suburbs, salt air and coastal dust dull render, paving and windows faster than inland, so exterior washing is usually the single highest-impact task.

  • House wash of render, weatherboard or brick
  • Driveway, path and patio pressure washed
  • Decking cleaned and outdoor furniture wiped down
  • Gutter lines, entry door and letterbox cleaned
  • Lawns mowed and edges cut the day before photos

Keep it inspection-ready, not just photo-ready

Open homes run for weeks after the shoot. Buyers at an inspection open cupboards, look inside the oven and check the ensuite, so the standard has to hold up close, not just at distance.

  • Oven, rangehood and dishwasher cleaned inside
  • Cupboards and drawers cleaned and lightly styled
  • Bathroom grout and silicone treated for mould
  • A 20-minute reset routine before each open home

Plan the vacate clean at the same time

Most contracts require the property to be handed over in a clean condition at settlement. Booking the presentation clean and the settlement clean together usually costs less than arranging them separately and avoids a scramble in moving week.

  • Confirm what the contract says about condition at handover
  • Book the settlement clean once the moving date is set
  • Leave manuals, keys, remotes and warranties together for the buyer

Is a pre-sale clean worth the cost?
It is one of the cheapest levers in a campaign. A presentation clean typically costs a fraction of one week of holding costs, and it affects every photo, every open home and the first impression of buyers who compare your property against others on the same street.
How far before the photos should the clean happen?
Two to three days beforehand. That leaves time for touch-ups and for carpets or floors to dry fully, while keeping the property fresh for the shoot.
Should carpets and windows be done professionally?
Windows almost always, because glass and tracks show clearly in photos. Carpets are worth professional steam cleaning where there is any traffic marking, pet use or staining, as those read badly in listing images and at inspections.
Do you clean the property again at settlement?
