Kitchen
The most common reason bonds are held back. Grease is inspected, not glanced at.
Bathrooms & Ensuite
Agents check grout, silicone and the exhaust fan, which most tenants miss.
Bedrooms & Living Areas
If the lease says carpets were professionally cleaned at move-in, they must be again at move-out.
Windows, Blinds & Tracks
Tracks and flyscreens are inspected separately from the glass.
Laundry
Garage, Balcony & Outdoors
Only what your lease covers. Take photos of the finished condition either way.
Final Walk-Through
Do this with your condition report from move-in open beside you.
The Standard
What you are actually being measured against.
In Victoria there is no legislated cleaning checklist. The benchmark is the condition report you signed when you moved in: the property should be returned in the same condition, allowing for fair wear and tear. That is why the single most useful thing you can do is open your original condition report and work through the property room by room against it.
Renters and rental providers can read the official guidance on condition reports, bond claims and dispute steps at Consumer Affairs Victoria. If a bond claim cannot be agreed, it is decided by VCAT, and dated photographs of the cleaned property are the evidence that matters most.

3 bedroom house

Frequently Asked
Bond clean questions.
Is there an official bond clean checklist in Victoria?
There is no single government checklist. What matters legally is the condition report you signed at the start of the tenancy: under Victorian residential tenancy law the property must be returned in the same condition, allowing for fair wear and tear. Most agents work from their own vacate list, which is close to the one on this page. Consumer Affairs Victoria publishes guidance on condition reports and bond claims.
Do I have to get carpets professionally cleaned?
Only if your lease requires it, or if the carpets were professionally cleaned immediately before you moved in and are now dirtier than fair wear and tear. Keep the receipt either way, agents commonly ask for it.
How long does a bond clean take?
As a guide, a one-bedroom unit takes a two-person team around 3 to 4 hours, a three-bedroom house 5 to 7 hours, and a four or five-bedroom home a full day. Ovens, mould and heavy build-up add time.
What do agents most often fail at the final inspection?
In our experience: the oven and rangehood, shower grout and silicone, window and sliding door tracks, exhaust fans, marks on walls, and dust on skirting boards and light fittings. Those six account for most re-clean requests.
Can DELORA do the bond clean instead?
Yes. Our end of lease cleaning covers every item on this checklist and carries a 7-day bond-back guarantee. If your property manager raises a cleaning issue at inspection, we return and re-clean those areas at no extra cost.
Rather hand the list to someone else?
Our end of lease cleaning covers every item above and carries a 7-day bond-back guarantee across Melbourne and the Mornington Peninsula.
