Airbnb turnover checklist for Melbourne hosts.

A repeatable changeover routine for short-stay properties across the Mornington Peninsula and outer south-east Melbourne, built around the five-hour window between checkout and check-in.

Plan the changeover window before you plan the clean

Most Victorian short-stay listings run an 10am checkout and 3pm check-in, which leaves five hours minus travel. On the Peninsula, summer Saturdays are the pinch point because every property in the street turns over at once. Decide first whether the property can realistically be reset in that window with one cleaner or whether it needs two.

  • Two-bedroom apartment: roughly 2 hours for one cleaner, 1 hour for a pair
  • Four-bedroom beach house with two bathrooms: 3.5 to 4.5 hours for a pair
  • Add 30 to 45 minutes for outdoor areas, decks, BBQs and spa surrounds
  • Block a 30-minute buffer for damage reporting and unexpected messes

Walk through and document before touching anything

The first five minutes are for inspection, not cleaning. Photograph anything broken, stained or missing before it is disturbed, because platform claims are only as strong as your evidence and timestamps.

  • Photograph damage, spills and missing items straight away
  • Check for left-behind belongings and bag them with the booking name
  • Open windows to air the property while you work
  • Note anything that needs maintenance rather than cleaning

Strip, launder and reset linen first

Linen is the longest task by clock time, so it starts the clean, not ends it. Hosts who run two full linen sets per bed almost never miss a check-in, because the wash cycle stops being on the critical path.

  • Strip all beds, towels, bath mats and tea towels immediately
  • Inspect sheets under light for stains and makeup marks before washing
  • Make beds hotel-style with crisp corners; guests photograph bedrooms
  • Keep a sealed spare set in the property for emergencies

Kitchen and bathroom get the guest-review treatment

Cleanliness ratings are won and lost in these two rooms. Guests forgive a scuffed skirting board; they do not forgive a hair in the shower or crumbs in a drawer.

  • Empty and wipe inside the fridge, microwave, kettle and toaster
  • Run the dishwasher empty if the last guest left it stale, and clear its filter
  • Descale tapware and shower glass so there are no water marks under light
  • Check the toilet base and behind the seat hinges, the most reported miss
  • Replace bin liners in every room, not just the kitchen

Restock consumables to a fixed par level

Write a par list once and clean to it every time. Guessing per stay is how a property runs out of toilet paper on a Sunday night in Sorrento.

  • Toilet paper: two rolls per bathroom plus two spare in view
  • Soap, shampoo, conditioner, dishwashing liquid, dishwasher tablets
  • Tea, coffee, sugar, salt and pepper if your listing advertises them
  • Bin liners, paper towel, laundry powder, spare light globes

Finish with the photo check

Stand where your listing photos were taken and compare. Cushions, chair alignment, blind heights and the angle of the coffee table are what make a property read as professionally managed in arrival photos and in reviews.

  • Match styling to the listing photos room by room
  • Set heating or cooling to a comfortable arrival temperature
  • Sweep the entry, deck and outdoor furniture, especially near the coast
  • Photograph each finished room as your own condition record

How long should an Airbnb turnover take in Melbourne?
As a working guide: a one or two-bedroom apartment takes a single cleaner about two hours, a three-bedroom home takes a pair around two hours, and a four or five-bedroom coastal house with multiple bathrooms takes a pair three and a half to four and a half hours. Outdoor areas, spas and BBQs add time.
What do guests complain about most after a changeover?
Hair in bathrooms, dust on bedside tables and fans, crumbs in kitchen drawers, marks on shower glass, and stale smells from a closed-up property. Those five account for the majority of cleanliness ratings under five stars.
Should linen be washed on site or sent out?
On smaller properties with a reliable washer and dryer, on-site laundering works. For four bedrooms and up, or for back-to-back summer bookings on the Peninsula, a linen swap with two full sets per bed is faster and more reliable than waiting on wash cycles.
